Trade Winds Farm – Platt Hill Road – Winchester, CT [Site design utilizes Low Impact Development Strategies]

24 lot residential subdivision on 104.5 acre site. Access is provided by 4400’ loop road. Over 64 acres of the site preserved as permanent open space. Subdivision incorporates the following LID features: Cluster development; site fingerprinting; rain gardens for roof runoff; meadow filter strips to treat overland runoff from each lot; constructed wetland, vegetated swale with stone check dams, vegetated basin, and vegetated level spreader for the conveyance and treatment of road runoff. Stone Ridge Estates – George Washington Highway –Ridgefield, CT [Site Design utilizes Open Space Design known as Planned Residential Development]

59 lot residential subdivision on 185 acre site. Over 80 acres of the site preserve as permanent open space, utilizing the Planned Residential Development (PRD) regulation in the Town of Ridgefield. Road network followed old trolley road network on site.

Estates on the Ridge – Wilton Road East – Ridgefield, CT [Site design utilizes Low Impact Development Strategies]

33 lot PRD subdivision on 155 acres. Over 83.5 acres proposed as open space. Subdivision incorporated rain gardens, stone level spreader, constructed wetlands, vegetated level spreaders for storm water treatment. Site fingerprinting was utilized to minimize clearing limits on each building lot.

Arnold’s Way – Main Street – Ridgefield, CT




Seven lot residential subdivision on 4+ acres located on Historic North Main Street in Ridgefield. 5 of the new building lots were clustered to the rear of existing historic residence as served by private road to maintain current vistas from Main Street.

Oxford Commons – Hurley Road – Oxford, CT [Site design utilizes Low Impact Development Strategies]

This project proposed the construction of 113 units of manufactured housing on a 40+ acre site. A minimum of 30% of the residential units are to be set aside as “affordable housing”. Designed storm water control systems to provide significant water quality improvements as well as providing zero increase in peak rate of runoff from the 2-yr to 100-year storm events. Development was designed to avoid any direct impact on 13+ acre wetland system.

Commercial Site Plans

Holland Joint Venture, LLC – New Milford Road East – Bridgewater, CT [Site design utilizes Low Impact Development Strategies]

Commercial site plan for light assembly use on 10+acres. A 28,000 square foot building (two stories), 140 parking spaces, two loading spaces and accessway driveway. By the application of Low Impact Development strategies, site grading is minimized and many significant trees on the site are preserved. Runoff impervious areas will be directed to one of five bioretention facilities on the site. All bioretention facilities have a modified soil mixture to enhance the surface infiltration, as well as storage volume in a crushed stone layer with elevated underdrain.

Goodhouse Flooring, LLC - Turnberry Lane - Newtown, CT [Site design utilizes Low Impact Development Strategies]

Commercial site plan for flooring business. An 8,800 sq.ft. building on 1.0 acres with parking/loading areas. All runoff is directed to one of eight bioretention systems. All impervious areas (0.46 acres) will be fully infiltrated in the underlying medium sand soils.

Cannondale Corporation – Trowbridge Drive – Bethel, CT

Performed all civil engineering for new corporate headquarters and research/development facility. Obtained all required land use permits for project from Town of Bethel.

G & F Rentals, LLC – Willenbock Road – Oxford, CT [Site design utilizes Low Impact Development Strategies]

54,000 square feet of commercial space and 141 parking spaces on 10+ acres. Two previously degraded wetland areas were restored to polish storm water from LID systems. Vegetated filter strips, stone infiltration trench, bioretention in parking islands, infiltration basins, and rain gardens were designed to treatment runoff from the impervious areas.

Single Family Residential

Walker Residence – Oscaleta Road – Ridgefield, CT

Perform all civil engineering for 25,000+ square foot single family residence on 9+ acres. Engineering work involved soil testing and design for eight bedroom subsurface sewage disposal system, design of driveway, which had to traverse slopes in excess of 30% and design of storm water management system for site. Obtained all land use permits.
